 General Homeowner Restrictions

The Association’s Offering Plan lists general prohibitions against the following unless approval has been obtained from the Board of Directors:

From Page 29 of the Offering Plan:

  1. Constructing walls or fences other than those constructed by the original developer.
  2. Oil and mining operations.
  3. Using any temporary building, trailer, basement, tent, shed, or garage as a dwelling.
  4. Outside television or radio antennas or basketball hoops.
  5. Removal of any tree.
  6. Outdoor performance of extensive repair work on any motor vehicle, boat, or machine.
  7. Operation of a snowmobile or unlicensed motorbikes or the like.
  8. Use of the property for other than residential purposes including the conduct of a business, profession, or home industry
  9. Outside storage or parking of commercial or recreational vehicles, camper bodies, boats, and trailers.
  10. Outdoor drying or airing of any clothing or bedding.
  11. Completely prohibited are noxious or offensive activities on any portion of the Property nor shall anything done thereon that may be or become a nuisance or annoyance in the area or to residents or Homeowners thereof.                                                                              Note: A nuisance is anything than that is an unreasonable or unlawful use of property that results in material annoyance, inconvenience, discomfort, or injury to another person or to the public.

From Amendment 1:

  1. Owners must receive approval to plant evergreens, pine trees, or similar plantings between or behind any unit as determined by the Board’s sole discretion. Any approved plantings installed on common areas shall become the property of the Association and shall be maintained by it.

  2. Owners must request approval in writing before installing screen doors or awnings.

From Amendment 2:

  1. Owners are permitted to keep or maintain either one dog or two cats within their unit. All pets must be properly controlled; they are not permitted to run loose or be chained on Association property. All pets must be leashed and owners must clean up after their pets.

From Amendment 3:

  1. No owner shall rent or lease their unit or any portion thereof to a third party at any time.

  2. Mailboxes may not be decorated and their appearance may not be altered.
